Under current guidance, people who wish to move home can do so as long as all safety measures are carried out. Estate agents can visit your home in order to take photos and videos, prospective buyers are able to view your property and removals companies are able to facilitate home moves.
However, the safety and wellbeing of everyone involved is the most important issue, public health and Government guidance should always come first. In all instances, it is important to adhere to social distancing measures and any physical appointments should be postponed immediately if anyone is self-isolating or showing symptoms of coronavirus.
We like to work to best practice and are following guidance provided by the NAEA & ARLA. For the safety of everyone, we have taken extra measures in order to reduce the number of physical viewings to avoid no-shows and to concentrate on those applicants that have a strong interest. These are measures are subject to change. The following rules are to be observed before and during viewings.
A MASK WILL BE REQUIRED TO BE WORN BY ATTENDEES AT ANY APPOINTMENTS.
WE REQUIRE CONFIRMATION IN BY EMAIL AND EVIDENCE (PDF etc) OF THE FOLLOWING BEFORE A VIEWING WILL BE BOOKED:-
If the property is available, you confirm you have viewed the video tour, analysed the floor plan and reviewed all marketing material to conclude the property is fundamentally suitable for your requirements. For example, this means using all information provided such as checking photos, dimensions of rooms, location to roads, number of flights of stairs etc.
WE WILL REQUIRE EVIDENCE OF:-
A written, valid MIP (Mortgage in Principle). If do not have one please let us know and we can organise one for you.
Your deposit amount in pounds.
Your current buying position (First time buying/Selling/Buy-To-Let) etc.
If applicable & you are already on the market – provide agent details
Confirm employer, job title, salary and current job status (furloughed, employed, unemployed) etc.
Email a pre-credit check from Experian/Check My File or other credit agency, dated within the last 28 days.
If you are self-employed, provide your most recent full-year tax return.ALL APPLICANTS
Confirm if you or the other viewer or anyone in your household is vulnerable, showing any symptoms of COVID-19, self-isolating or shielding.
Once an appointment is booked, you will be asked to meet the negotiator at the property at the appropriate time (the appt time, date and address will be confirmed by email).
Viewings will only be allowed with two people maximum from the same household. Children will not be allowed to enter the property.
You agree in advance not to touch any surfaces or doors etc whilst inside the property.
All applicants agree in advance before a viewing begins you will be required to have a 'no-touch' digital temperature check.
Any applicants for viewings will be required to wear their own face masks as the social distancing guideline or two metres may be difficult to adhere to in some properties. If not, we and our clients have the right to refuse entry. A viewing will only be allowed for a maximum of 20 minutes.
Any questions about the property should be sent to us via email or discussed over the phone after the viewing.
As vendors and tenants will now have to make plans to be absent (or waiting out of the property) whilst the viewing takes place, it is vitally important you are at the property on time.
If you are delayed for an appointment or showing an above normal temperature, we reserve have the right to cancel the appointment.
