• Obtain references via an independent referencing company
• Draft tenancy agreements
• Arrange and oversee pre and post tenancy cleaning
• Arrange Gas Safety and Electrical safety checks
• Register the Deposit with the approved TDS (Tenancy Deposit Scheme)
• Arrange an Inventory to be compiled by an independent Inventory clerk
• Arrange a check-in and check-out with the inventory clerk
• Manage the process of handling and recording sets of keys
• Collect the rent in a timely manner
• Instruct contractors and arrange routine maintenance
• Examine and authorise invoices for payment
• Ensure the property complies with all health and safety legislation
• Regularly carry out inspections of the property and submit a report on the findings
• Make sure all contractors are qualified and appropriately insured
• Provide an annual review of the rental value
• Negotiate and agree renewal terms
• Manage the property during any vacant periods
• Manage the end of each tenancy
• Negotiate the end of tenancy deposit reconciliations and any disputes where applicable
